CARIBBEAN BUSINESSEmpresas Fonalledas To Develop Residential ProjectsBY LUCIENNE GIGANTEDecember 7, 2000 Empresas Fonalledas, Inc. is not only busy with Plaza Las Americas, next year it plans to develop two residential projects in San Juan and Ponce respectively while finishing construction finishes at its new office building Torre Chardon. Next year construction starts on residential project in Ponce with 132 walk-up units and 279 parking spaces. "We understand this project, to be located in the surroundings of Plaza del Caribe, will be very innovative," Jaime Fonalledas, president of Empresas Fonalledas, Inc. told CARIBBEAN BUSINESS in an exclusive interview. The project has direct access to Plaza del Caribe, Hostos avenue, and the expressway. Each unit will have three bedrooms and a two and a half bathroom. All will be two levels except the penthouses. The projects recreational areas include pool and sports facilities. Scheduled to start its first phase in early 2001 are two 15-floor residential buildings behind Clinica Las Americas in Hato Rey. Each building will feature 58 apartments. A typical apartment will be 1,600 square-feet with three bedroomsone can be converted into a family roomand two bathrooms. In addition, each apartment will have a special locked area on the buildings ground floor for storage. The projects parking lot, for use by both buildings, will have two parking spaces per apartment. "We are in the process of selecting real estate agents for both projects," Fonalledas said. A spokesman declined to give information on the amount of the investment involved in the real estate ventures. Already in construction and ready for next spring is Torre Chardon, a 15-floor building for offices and commercial usage. "We expect that in April some of the offices will be ready to open," said Fonalledas. Located in Chardon exactly in the same spot where Fonalledas childhood home once stood, the building also will be home to Empresas Fonalledas offices. It has a seven level parking building.
